In addition to being a licensed Realtor, Troy Hinds has a background in real estate investment and development. Troy acquired 230/230-A 33rd Ave in May 2017. In March 2018, a Parcel Legality Application was submitted for an Unconditional Certificate of Compliance to recognize two (2) existing legal parcels. In July 2018, we received final Approval from the Planning Department of the County of Santa Cruz, thereby allowing for an immediate lot split and creating 2 properties for the price of 1.

design & submit

In September 2018, Troy engaged Workbench for Design Services from Concept to Completion for two (2) single family homes. The scope of work includes Conceptual, Schematic, and Design Development as well as all the consultant/engineer and planning/building coordination, including submission, response, and corrections if needed. We anticipate 6 to 9 months from intake to approval.

build & Sell

Once the Construction Drawings (CDs) have been finalized, construction is anticipated to begin Fall of 2019 following the issuance of our approved building permits. Construction is estimated to be completion approximately 9 to 12 months after breaking ground. The northernmost home will be marketed and available for sale. Average 90 Day Market Comparable Sales indicate an estimated Price per Square Foot ($/SF) for non ocean front homes in Pleasure Point of $1,350/SF, and a premium for homes with an ocean view.
